What does Asbestos look like

Asbestos comes in many shapes, sizes and colours blue, brown and white, which are found in many building products. They are often mixed with other materials so it can be hard to determine without professional surveys and testing.

What the Law requires

The Control of Asbestos Regulations 2012 (Regulation 4) requires those responsible for non-domestic premises (“dutyholders”) to assess and safely manage any asbestos containing materials (ACM’s). 

This apparently simple statement disguises a complex series of tasks which need to be carried out by all types of organisations in order to comply with law.

In addition, while regulation 4 of Control of Asbestos Regulations 2012 applies specifically to non-domestic premises, other legislation clearly applies to houses and flats, resulting in additional responsibilities for landlords and contractors.

Surveys are undertaken in accordance with the procedures set out in the 2010 publication HSG 264"

When do I need an asbestos survey?

If you own or have responsibility for a non-domestic property (such as shops, offices or industrial properties) anywhere within the UK, built before 2000, then you are required to have an asbestos management survey in place at all times.

If your property has previously been shown to contain asbestos, this survey has to be actioned accordingly and regularly re-inspected on an annual basis.

If you plan to undertake refurbishment or demolition work, then you will require a refurbishment and demolition survey. These are legislative requirements as laid down and monitored by the Health and Safety Executive (HSE).
